Building a new home in Rodney
Rodney sites bring their own challenges: clay and sloping ground, coastal exposure around Omaha and Snells Beach, and rural services on lifestyle blocks. We plan for these from the start. That means geotechnical reports, foundation design, wastewater and water tanks, and access for trucks and concrete pumps, all priced with the house rather than added later.
Architect and designer homes
A lot of our work is architecturally designed. We're happy to meet with you and your architect while the design is still on paper. We price concept plans, flag details that will be costly to build, and suggest options that keep the look you want. It's far cheaper to change a line on a drawing than a wall on site.

How long does a new home take to build in Warkworth?
It depends on the size, design and site. Plan for the design and consent stage to take several months before work starts on site. We'll give you a build timeframe in your written proposal.
Can I use my own architect or designer?
Yes. Much of our work is architecturally designed, and we're happy to price plans from any designer or architect.
Do you build on rural and sloping sites?
Yes. Many of our homes are on lifestyle blocks and sloping sections around Matakana, Kaipara Flats and Warkworth. Site works and services are priced alongside the build.
Do you build coastal homes in Omaha and Snells Beach?
Yes. Coastal homes need materials and fixings rated for salt exposure and wind, and we plan for those from the start.
What does your price include?
Your written proposal sets out exactly what's included and excluded. Site works, driveways, landscaping and service connections are the usual gaps, so we make them clear up front.
